THE ARCHITECTURE
The architecture of the application is built upon a foundation of three components: 1) Companies (e.g., Warehouse, Downstream Originators, Closing Agents, Investors, Custodians, and Upstream Funding Sources), 2) user-defined Warehouse Product Codes, and 3) application-defined Rules which contain values for loan pricing, loan setup values, aging fee and rate penalties, production incentives, validation values, and operating/control parameters. The associating and relating of these three components assures the Warehouse maximum flexibility in defining the business structure with a minimum of system complexity and parameter maintenance
The primary loan and collateral data record and their related activity tracking and document management data records contain all of the data fields necessary for accounting, tracking, monitoring, reporting, and managing the warehouse loan portfolio on both an individual loan level as well as in aggregate on any of the Company levels and Product Code levels as described above. Principal, interest, fees, residuals, and collateral valuation for both Downstream Originators and Upstream Funding Sources are all maintained on a loan level.
Collateral status is easily monitored for wet loans, wet/dry conversion events, trust releases and returns, lock expiration, shipping to custodians, shipping requests, and shipping to end investors on both regular and reverse bailee. Automatic penalty fees and rate increases may be activated for all delinquent shipping conditions.
Monitoring of delinquent loan aging is combined with flexible and automatic penalty fees, rate increase, and principal demand components.
REPORTING AND DATA EXPORTS
The system generates individual or batch operational forms and schedules such as FedWire request forms, bailee letters, and a variety of loan monitoring and processing worksheets. Each transaction in the application is assigned an internal transaction code which can then be related via a user-defined translation table to create a General Ledger debit and/or credit or dda entry. The system can automatically generate exports for cash management interfaces and general ledger systems, as well as provide detail and summary level activity transaction, cash management activity, and General Ledger activity reports. Company level documents such as insurance, financial statement, and state licenses, etc. can be tracked and managed for limits, expirations, and receipt/review status and has associated tickler notification.
The application is delivered with a numerous quantity of standard warehouse lending reports. All reports in the system may be exported to Word, Excel, or PDF files. As needed, extracts for ad-hoc reporting and informational interfaces can be created.
